This week, Albuquerque-based Triumph Sports signed a 14,000 square foot lease at Broadbent Business Park at 2801 Broadbent Parkway NE, Suite D, located in the heart of the North I-25 Corridor. Current leasing activity at the Broadbent is very strong. Occupancy levels have surged in recent weeks confirming that Albuquerque's commercial real estate market is beginning to improve. The tenant mix at the park includes: medical training and supply, engineering, R&D companies and a blend of various "Mom and Pop" businesses. The park offers very competitive lease rates, a campus environment, and a location within a HUB Zone (Historically Underutilized Business Zone), which helps small businesses in urban and rural communities gain preferential access to federal procurement opportunities.
John Ransom, CCIM, SIOR and Tim With, CCIM, SIOR sold the building to the current owner and have represented the leasing of the property since 2004. Within the past six (6) months, the occupancy level of the property has improved from just 32 percent to 100 percent. According to John Ransom, "Since its development in the early 1980's, Broadbent has been and will continue to be the largest, best located mixed-use office/flex park in Albuquerque. Located at the "Big I" intersection of Interstate 25 and Interstate 40, the property offers convenient access to all parts of the city including area hospitals, the ABQ International Sunport and growing West Mesa."
