Empire Trust Moves into Sivage Building
Empire Trust, owned by Kevin and Lian Yearout, has moved into the class A office building located at 7445 Pan American Freeway NE. As a private multifamily office, the company provides asset management, and estate / succession planning. The 5,845 square foot, 2nd-story office suite was in move-in ready condition, built with executive offices, conference/training facilities and a break room. Empire chose the space due to the high quality finishes, mountain views and visibility from the 145,000+ vehicles traveling on I-25 each day.
The property was originally built in 1999 by the Sivage family for their Sivage-Thomas Homes development company which occupied the 26,000+/- square foot office building and adjacent 16,000+/- square foot warehouse building. In 2003, the Sivage family then sold their company to Pulte Homes, who negotiated a long-term lease in the office building to support its New Mexico development operations.
The Ransom-With team has the exclusive leasing assignment for the properties. There is only one 6,377 SF space remaining in the office building, which is being marketed for $21/sf, plus janitorial. Other tenants in the buildings include American Red Cross and X-Ray Associates.
