The 50,000 square foot, Class A high-bay warehouse/distribution building developed and occupied by S & M Moving Systems has been sold at an undisclosed price to an Albuquerque-based manufacturing company. Located within the industrial section of Conejos Business Park, the building was constructed by S & M Moving Systems in 1994 to house their New Mexico operations. The yet-to-be-disclosed buyer of the building will soon announce its exciting plans for the property, which include an extensive interior remodel to be completed by local architectural and construction companies.

Purchase demand for freestanding office/warehouse buildings has been high in the North I-25 Corridor over the past 12 months. It has become extremely costly to develop new facilities due to increasing construction and underlying land costs. As a result of these barriers to entry, the supply of office/flex space has begun to contract and the demand for existing product is increasing. 4521 Osuna Rd's marketability was enhanced by its tilt-up construction, 26'-28' high ceilings and central location. The property was under contract for sale in less than 3 weeks from the date of listing and closed within only 90 days.

The seller, S&M Moving Systems, has a long history of moving family goods as well as commercial products and entire organizations. It has grown from a small, general freight and local delivery service to one of the nation’s largest, full-service, moving and storage companies.

The buyer was represented locally by Keith Bandoni of Colliers International, who cooperated with Robert Guimbarda, Managing Principal of Colliers' St. Louis Office.
